4 Tips To Sell Your Home Fast


When it comes to selling a home, most sellers want it done in the least amount of time. And for the best possible price as well. Below I lay out 4 tips to sell your home fast…without sacrificing on price.

1. Price your home correctly. In my opinion, this is the most critical step to sell your home fast. You must look at what other comparable homes have sold for recently and price your home accordingly. Unfortunately, the market does not care what we paid for our homes or what we currently owe. The market price reflects what buyers are willing to pay. So, what is comparable? Look for homes with roughly the same square footage, number of bedrooms, bathrooms, and amenities. And make sure you are looking in comparably priced neighborhoods…preferably in your neighborhood. Look at the price per square foot ($/sqft) that others have sold their homes for and $/sqft of other comparable homes currently on the market. These are good guidelines. A good REALTOR® will conduct a thorough Comparative Market Analysis (CMA) to competitively list your home in a price range to meet your objectives. Pricing your home too high can cause it to sit on the market costing you both time and money in the long run. Pricing it correctly, or even a little below market value will get more buyers in the door and provide more opportunity to sell your home fast.


2. Declutter and stage your home. Here is a great article on staging and declutter. To summarize, a decluttered home creates the appearance of more space and is aesthetically more appealing to buyers. Store family pictures and other things that reflect your unique style and identity. People looking at your declutterhome want to envision it as THEIR home. It’s easier for them to do this if your stuff isn’t all over the place. Consider renting a storage locker to help in your efforts to declutter. Don’t forget the outside. Curb appeal is still important, even if it first occurs online (see here). Curb appeal both inside and out is the second critical step to sell your home fast.


3. Stunning photos. According to the National Association of Realtors (NAR), 88% of homebuyers went online to look for homes. It’s critical that your home shines online. That means hiring a professional real estate photographer. A professional photographer that specializes in real estate will make all the difference. You want to make your home stand out from the competition and getting this step right will show your home in the best possible light. 4. Marketing, marketing, marketing. This is your REALTOR®’s job, but you should know what goes into a great marketing plan. Great marketing starts with great home photos (see #3)…and great photos of your home start with it properly staged (see #2). Your REALTOR® will start with a For Sale sign in the yard. But it doesn’t stop there. Your listing will be placed on the Keller Williams Listing System (KWLS), local Multiple Listing Service (MLS) and then a multitude of online real estate platforms including Zillow, Trulia, and Realtor.com…to name just a few.
